All About New Builds in 2022

In the current market, it’s not always easy to find an existing house that will meet your family’s needs. Because of this, a lot of people are relying on new builds to house their families. As a real estate agent, I want to not only find you the best neighborhood, but I also want you to be prepared for everything that could pop up during your new build process.

Here are a few things to be ready for in this crazy real estate market.

Move In Date

Your move-in date is not a guarantee when it comes to new builds. The date often fluctuates due to the building process. My suggestion would be to wait until your builder tells you that your house is going to be finished within a 15-day timeline. Once you are told this timeline, you can strategically sell your house and have a new house to move into.

Decisions, Decisions, Decisions

There will be many decisions when it comes to your new build. My suggestion is to make them as quickly as possible when your builder asks for them. One way to be ready for these questions is to research specific styles and designs you want in your home, that way you are prepared when your builder says it’s time to pick out things like countertops and flooring.

Supply Chain Shortages

Keep in mind that there are supply chain shortages that may lead to longer wait times when it comes to building. Whether you are waiting to sell your home or waiting to move in, keeping this in mind is vital to your success and sanity.

New Neighborhood Decisions

Lastly, since tmany new neighborhoods are popping up around the Oklahoma City metro, consider what that means when it comes to your new build.

  • Will a house be built obstructing the view you loved when you first saw the plot for your new build?

  • Are there only a few exterior colors to choose from? If so, consider your feelings if a house built next door chooses the exact same color scheme or design as you.

  • Is it in your desired school district?

  • Does your builder allow design options that you like and are you okay if another house in the neighborhood chooses the same ones?
