What Should I Bring to Closing?
Whether you’re a buyer or a seller, closing day is always the end of one chapter and the start of another. It’s exciting, relieving, and let’s be honest, sometimes intimidating. Even if you’ve closed on a home before, there’s still a mountain of paperwork that needs to be signed, logistical checkboxes that must be completed, and a little bit of unknown.
However, as your Realtor, my commitment to you is always to make closing day as smooth and easy as possible. I want you and your family to enter the next chapter with excitement, not trepidation.
One of the best ways to ensure closing day is a breeze is to make sure you bring all of the right things. Here is a general list (don’t worry, I’ll help you with the specifics when it comes time) of what to bring to closing as both a buyer and a seller.
What to Bring to Closing as a Buyer
ID - It’s important to bring a government-issued ID to closing (think driver’s license and/or passport). Also, if you’re married but have different last names or are in the process of a name change, you might also want to bring your marriage certificate.
Your Closing Disclosure - This is the document that you receive prior to closing that details your monthly payments, interest rate, and closing costs. You won’t necessarily need to provide this document, but you will definitely want to have reviewed it and know what to expect.
Money - In the closing disclosure (mentioned above), you will see just how much money you need to cover closing costs and/or down payment. You will need to bring this money certified as a cashier’s check (usually) with you.
Proof of Home Insurance - Before getting a mortgage, you must have home insurance. All of this should be worked out ahead of time (I can help if you have questions), but it’s a good idea to bring a copy of your coverage with you to closing.
Your Co-Signer - If anyone else is going to be on the deed of the house (i.e. your spouse), make sure you bring them along. Both people will be required to sign.
What to Bring to Closing as a Seller
Garage Door Openers, Keys, and Passwords/Lock Codes - As the seller you’ll want to gather and bring everything that is now the new homeowner’s. Be sure to ask for spare keys back from your family members and/or neighbors and bring those with you, too.
ID - Like the buyers, you will also need a form of government-issued ID like a Driver’s license (be sure to check the expiration date) and/or passport.
Money - If you have any closing costs to pay as the seller, be sure to bring certified funding to cover those costs as well.
Once you have these things gathered, you’ll be prepared to show up to closing (make sure you show up to the right location at the right time) and start your next phase of life!
